The sixteen purpose-built apartments overlook a small tarn and each apartment provides self-contained holiday base with a dedicated parking space. The owner of each apartment holds one share in the company Neaum Crag Court Ltd. Neaum Crag Court Ltd (NCC) is the ‘landlord’ in the lease documents and each apartment is tenanted from that company to the individual apartment owner on a 999-year lease (the 16 apartments thus jointly own the freehold and each individual apartment is leasehold). The apartments are available for occupation throughout the year. However, they were constructed under planning legislation as holiday accommodation and so occupancy is bound by these restrictions. The Lease therefore specifies that owners must have their prime residence elsewhere and long lets are not permitted.
NCC is run by volunteer Owner Directors on a non-profit making basis and is responsible for the fabric and maintenance of the two apartment buildings, the adjacent grounds and the car park areas owned by NCC. NCC levies an annual maintenance charge on apartment owners for the upkeep of these areas and this includes the buildings insurance. NCC holds an annual AGM which is usually held in November (via Zoom in recent years) and all apartment owners are very welcome to join the discussions and shape future developments for NCC. There is also the opportunity for an informal NCC Social (usually held on the same weekend as the Neaum Crag Ltd AGM) for apartment owners to get together in person over a coffee and cake.
Estate Governance
Each property on the Estate, including the apartments, holds one share in the company Neaum Crag Ltd. which is run by a board of volunteer owner directors on a ‘non-profit making’ basis. Neaum Crag Ltd is responsible for the upkeep and maintenance of estate services; swimming pool and facilities, pool hall and estate office, water supply, drainage, roads, road lighting, and ‘common’ areas of the grounds. The Estate Manager is employed by Neaum Crag Ltd and is responsible for the day-to-day running of the estate. Neaum Crag Ltd holds an annual AGM with an informal social afterwards. This is usually held on the second Saturday in November in the Pool Hall and all owners and shareholders are most welcome to attend.
Neaum Crag Ltd levies a quarterly maintenance charge on each property, to cover the upkeep and maintenance of all the estate services and facilities. In addition, a one-off share transfer fee of £150 is levied to new shareholders on completion of a sale.
Facilities & Services
Neaum Crag Ltd owns, runs and maintains the pool hall which has a family size swimming pool, changing rooms, sauna, table tennis and sitting area with free wifi. There is a coin operated telephone and separate laundry room. The pool hall and its facilities are open during the main season, which runs from March 1st until November 15th each year. The laundry, defibrillator and emergency coin operated telephone are available throughout the year.
Mains water is provided through Neaum Crag Ltd infrastructure from the United Utilities mains supply and supplemented by a borehole on the estate, which is owned and maintained by Neaum Crag Ltd. Water charges for this supply are included on the Neaum Crag Ltd quarterly invoice. Foul drainage is provided from each property to a private treatment plant owned and maintained by Neaum Crag Ltd.
Electricity is supplied to each apartment by a supplier of the owner’s choice and each owner is responsible for paying for their own supply. A TV socket is installed in each apartment which provides a Freeview signal, common to the whole estate. Telephone lines are also installed but new owners may need to contact a phone company for connection and internet. Mobile signal is variable, with EE currently providing the best coverage.
The properties are used by owners and their guests for holidays and as a quiet retreat from the hustle and bustle of everyday life. A number of the properties are available as holiday lets and can be booked through a variety of different agencies. Neaum Crag Services Ltd is a lettings business owned and run by Heather Aughpin (the Estate Manager’s partner) which covers lettings management and sales for owners at Neaum Crag and is based on-site, for those owners who wish to use this option.

Sale of your Apartment
Please note that on the sale of your property, Neaum Crag and Neaum Crag Court do not get involved in refunding maintenance and water charges to you as seller. This is between you and the buyer. Inevitably completion of the sale is likely to occur part way through a quarter that you have pre-paid for Neaum Crag or part way through a year that you have pre-paid for Neaum Crag Cout. The procedure is that you notify your solicitor and ask them to apportion the relevant amount/s in the completion statement, so that the buyer refunds you for the period after completion by including the amount/s in the monies payable to you at completion. This is standard practice and the completion statement will apportion a number of payments which straddle completion. All maintenance and water charges attach to the property and remain payable irrespective of ownership.
